Compare the full household ledger
Mortgage-free ownership removes a mortgage payment from this comparison, but it does not reduce housing costs to aidat and utilities. Compare renting and ownership using the same household, accommodation standard, use calendar, reporting currency and year. Keep food, necessary care and required journeys consistent so that the difference reflects housing arrangements.
Use the same address if both options are genuinely available. Otherwise, identify the exact rental and purchase candidates and record differences in size, net or gross area, furnishing, condition and access. Do not present unlike homes as a clean renting-versus-owning comparison.
Write the baseline above both columns
Complete this header before requesting bills or offers. Record absences as well as occupied dates: a home used intermittently needs a different payment and maintenance plan from a continuously occupied home.
| Comparison field | Your entry |
|---|---|
| Household and necessary services | ____ |
| Rental address and property reference | ____ |
| Purchase address and property reference | ____ |
| Matched accommodation standard and differences | ____ |
| Comparison year and exact dates | ____ |
| Occupied dates and expected unit usage | ____ |
| Absent dates and arrangements | ____ |
| Reporting currency and conversion date | ____ |
Keep a source folder for each column. Save the proposed lease, written quotes, bills and management documents with dates. Identify whether each figure is a paid bill, a current quote or an estimate; these support different conclusions.
Separate recurring bills from annual charges
Fill each cell with an amount in its original currency and a source reference. Where responsibility is unclear, write “unresolved” and name the person who must answer. Ask what the actual lease assigns to the tenant; do not assume every rental excludes building or repair charges. State whether each quoted amount is a unit price or a total for the recorded quantity and period. Count electricity used for heating or cooling within the electricity bill, not again as a separate energy payment; use the heating or cooling row only for separately billed charges. Keep healthcare premiums in the healthcare row and other insurance in the annual insurance row. Identify included services and count each payment once.
| Expense line | Renting: amount and evidence | Owning: amount and evidence |
|---|---|---|
| Rent | ____ | Not applicable to mortgage-free ownership |
| Aidat and included services | ____ | ____ |
| Electricity and water | ____ | ____ |
| Heating or cooling energy | ____ | ____ |
| Internet and mobile | ____ | ____ |
| Groceries and household supplies | ____ | ____ |
| Required transport | ____ | ____ |
| Healthcare premiums and patient costs | ____ | ____ |
| Annual insurance payments | ____ | ____ |
| Applicable annual property charges | ____ | ____ |
| Agreed repair expenses | ____ | ____ |
| Absence inspections and maintenance | ____ | ____ |
For aidat, obtain the applicable schedule, payment dates and service inclusions. Request the documents for any proposed capital works and ask how the candidate unit's amount is determined. Use Aidat in Alanya: Check Site Fees Before Buying to structure those questions. Check whether a quoted service already sits inside aidat before adding it again.
For owner insurance, obtain terms for the actual property and intended occupancy. Record exclusions, excesses, payment dates and absence conditions. The policy-comparison questions in Voluntary Home Insurance in Alanya: Compare the Actual Terms help distinguish the premium from the protection offered.
Match each bill to its period and usage
Attach this record to every expense line. Leave unknown amounts unquoted. Missing information must remain visible rather than becoming zero in a total.
| Evidence field | Your entry |
|---|---|
| Expense and source document | ____ |
| Supplier, quote date and expiry | ____ |
| Meter or account identifier, where relevant | ____ |
| Coverage start and end dates | ____ |
| Amount and original currency | ____ |
| Quantity, unit and billing frequency | ____ |
| Occupancy and unit usage during the period | ____ |
| Payment date and included charges | ____ |
| Receipt, quote or seasonal estimate | ____ |
| Missing evidence and next contact | ____ |
Use unit-specific heating and cooling records where available. Ask how the dwelling was occupied and which equipment was used. Keep seasonal estimates in a separate forecast column; a summer bill does not establish a complete annual average, and an unoccupied period does not represent occupied usage.
For example, hypothetically, a rental quote includes a maintenance service that the ownership quotation lists separately. Copying both lines into the rental budget would overstate its cost. Mark the included service against its source and count its payment once, while retaining the separate owner quote.
Keep capital, deposits and reserves in separate schedules
Use this separate cash schedule for purchase capital, transaction or setup spending, capital works and refundable deposits. Record capital works whenever due, including after purchase. Keep capital spending outside household expense totals. If a charge combines repairs and improvements, obtain a documented breakdown and leave its classification unresolved until the components are clear.
| Item | Classification | Amount and original currency | Due date | Payee or deposit holder | Evidence and date | Deposit return conditions, if applicable | Missing information |
|---|---|---|---|---|---|---|---|
| ____ | ____ | ____ | ____ | ____ | ____ | ____ | ____ |
Use one row per obligation. Mark unknown entries “missing”, not zero. For each deposit, record the proposed return conditions and who holds it; do not assume a return date or treat it as available spending money.
Complete a separate reserve schedule for each currency and stated period.
| Period | Currency | Opening balance | Contributions | Withdrawals | Closing balance | Purpose and linked payment evidence | Missing information |
|---|---|---|---|---|---|---|---|
| ____ | ____ | ____ | ____ | ____ | ____ | ____ | ____ |
Calculate closing balance as opening balance plus contributions minus withdrawals. Record transfers between your own accounts as transfers, not income or expenses. Link each withdrawal to its purpose and classify the underlying payment separately. Leave an incomplete reconciliation unresolved. Funding a repair reserve is an allocation of cash, not a repair expense. For the cash-spending record, count the repair once when paid and connect its payment to the reserve withdrawal. Keep an unpaid repair obligation separately visible in the payment calendar. Do not add both the contribution and the same repair payment to household spending.
If you add a borrowing scenario, give it a separate column. Show principal repayments as financing cash outflow, with interest and fees identified separately. Use actual offers and the comparison approach in Mortgages in Turkey for Foreign Buyers: Offers and Alternatives; leave approval and unquoted terms unresolved.
Reconcile the annual total with the payment calendar
Average expenses only across a complete matched twelve-month period. The denominator is twelve months, and the result is reporting currency per month. Label incomplete totals partial. Annual cash due should separately show payments scheduled within the year, including prepayments whose coverage extends beyond it.
Copy this blank payment calendar for the rental and ownership scenarios. Use one row per payment, link it to the evidence record and keep separate subtotals for expenses, capital, deposits, reserve contributions and any financing payments.
| Item and evidence reference | Classification | Payment date | Cash due and original currency | Coverage dates | Expense attributable to comparison year | Allocation evidence | Missing information |
|---|---|---|---|---|---|---|---|
| ____ | ____ | ____ | ____ | ____ | ____ | ____ | ____ |
Include in the expense comparison only the supported amount attributable to the matched year, even when payment falls outside it. Use documented coverage, usage or supplier allocations; do not spread seasonal consumption evenly without support. Mark missing dates, amounts and allocations “missing”. Do not divide annual cash due by twelve and label it monthly expense when it includes capital, deposits, reserve contributions or payments covering other periods.
ECB reference rates are informational; obtain the actual executable bank quote and charges for the settlement being planned. Keep original-currency figures. Record the currency pair, quote date, rate source and direction as reporting-currency units per one original-currency unit. Use a documented rate greater than zero. Multiply the original amount by that rate; for a quote expressed in the opposite direction, divide one by the quoted rate before multiplying. Leave the conversion unresolved if the rate is missing or invalid. Use the same comparison basis for the rental and ownership columns, and keep dated executable quotes separately for planned payments. Identify the sender's total debit and recipient's net receipt, recording conversion fees separately only when they are not already included.
List net income receipts by currency and receipt date. Keep unpaid receivables, expected income, deposit returns and reserve transfers separate. Compare available cash with each payment date rather than assuming an annual surplus resolves every timing gap.
Resolve the lines that could change your decision
SGK publishes healthcare-eligibility checking resources; obtain confirmation for the person, current enrolment and required care. Request patient-cost and provider acceptance details directly, and use the same necessary healthcare requirements in both housing scenarios.
Bring the two ledgers and evidence folders to your household review. Ask which charges remain unquoted, who handles repairs during absence, which payments arrive before income, and whether upfront capital leaves your chosen buffer intact. Make the housing decision from those answers rather than a headline monthly saving.
