Create a property-specific obligation record covering purchase, ownership, rental activity and disposal. For each item, identify the responsible office or adviser, the assessment basis, relevant year, confirmed date and payment evidence. Build your calendar from that record rather than a general table of rates and deadlines.
Separate purchase payments from ongoing obligations
Request an itemised acquisition statement showing the property price, proposed tax treatment, official transaction charges and separately quoted professional or commercial services. Ask who receives each payment, who is responsible for it and what document supports the amount.
Keep reservation payments separate from charges: record whether they are credited towards the price and the agreed repayment conditions. Have an independent adviser resolve ambiguous wording before money moves.
Retain the contract, invoices, official payment references, receipts and ownership-change evidence. Mark estimates as estimates until the responsible party confirms them for the transaction.
Confirm the municipal property record
Contact the responsible municipality with the property's recorded identification and ownership-change details. Ask what notification or record update applies, what evidence it needs and how you can check the resulting record.
Request the current property-specific assessment or notice and ask:
- Which property classification and value form its basis?
- Which year and owner does each amount concern?
- Are any recorded balances unresolved?
- Which payment dates and channels apply to this notice?
- How should discrepancies be raised and corrected?
Keep the response with the supporting notice. Do not substitute the advertised sale price for an assessment basis or assume the previous owner's receipt settles your position.
Assess rental activity separately
If you rent the property, maintain a ledger of gross receipts, refunds, deductions and expenses. Give a qualified tax adviser your ownership shares, residence circumstances and description of the rental activity.
Use the GIB publications directory to locate guidance relevant to the income period and your circumstances. Ask which reporting, calculation and payment steps apply, who will carry them out and what evidence should be retained.
Seek separate advice on home-country reporting and any possible relief. Record the answer rather than assuming nationality or living abroad settles the treatment.
Prepare for a sale using the acquisition history
Before agreeing a disposal budget, assemble acquisition documents, how and when ownership was obtained, ownership shares, improvement records and the proposed sale terms. Ask the adviser to identify which facts determine classification and calculation.
The GIB disposal and other-gains information is a starting point for that assessment. An elapsed period alone is not a sufficient basis for assuming a tax-free sale. Request a written calculation or explanation, outstanding evidence and the applicable reporting steps before relying on net proceeds.
Turn confirmed obligations into a usable calendar
Use a register with these fields:
| Field | What to record |
|---|---|
| Obligation | Property, transaction or income concerned |
| Period | Applicable tax or income year |
| Basis | Notice or dated adviser assessment |
| Action | Submission, correction or payment |
| Responsibility | Named person and responsible office |
| Date and evidence | Confirmed date, acknowledgement and receipt |
Review the register when ownership, use or residence circumstances change. Keep insurance, common charges and maintenance in separate budget categories so they are not mistaken for taxes.
Use Ogenus's Alanya Property and Residence Planning Worksheet to organise the wider purchase file, while keeping unresolved tax conditions visible until the responsible office or adviser addresses them.
