Mortgages in Turkey for Foreign Buyers: Offers and Alternatives
Treat mortgage financing for an Alanya purchase as an unresolved dependency until a lender assesses your circumstances and the named property in writing. A published product page is a starting point for questions, not an approval or a dependable source of purchase cash.
The decision is whether the proposed funding reaches the purchase when needed and remains affordable under its repayment terms. Compare that result with documented alternatives, without assuming a Turkish mortgage, developer instalments or borrowing elsewhere is automatically preferable.
Ask the lender to assess you and the property together
Request a written response identifying the applicant, property, proposed product and outstanding conditions. Ask how residency, income location, employment status, existing debts and the intended purchase affect the lender's assessment. Do not infer an answer from another buyer's experience.
Use İşbank's Turkish housing-loan page and English house-loan page to frame a branch enquiry. Ask the branch which product description applies to your circumstances and to confirm that answer in writing.
For document preparation, consult Ziraat Bank's document guidance, then request the chosen lender's own list. Ask which identity, income and property records the lender needs for your application and how it will assess foreign income. For example, a hypothetical applicant employed abroad could ask whether an employment contract, tax return and bank statements showing salary credits would address the income request, and which formats would be accepted. Ask separately whether your application requires a Turkish tax number or an account at that lender, and what further records it may request. These resources do not establish approval for your application.
Before paying to prepare overseas documents, confirm the recipient's format and language requirements. The routing guide at Turkish Notary, Apostille and Sworn Translation for Buyers separates document preparation from the lender's credit decision.
Read the written offer beyond its headline interest rate
Compare offers using their repayment schedules, funding conditions and charges. Ask whether each document is indicative, conditional or a final offer, how long its terms remain available and what could change before funding.
| Offer component | Written answer to request | Decision it supports |
|---|---|---|
| Principal and disbursement | Approved amount, currency, recipient and release conditions | Whether funding matches the purchase obligation |
| Net funding | Deductions from principal and charges paid separately | How much borrowing actually funds the purchase |
| Interest convention | Monthly or annual quotation, nominal or effective basis, and calculation method | Whether offers are being compared consistently |
| Fixed or variable terms | Any reset basis, review dates and effect on payments | Whether repayment could change |
| Repayment schedule | Each instalment, final payment and total scheduled repayment | Whether cash flow supports the debt |
| Property assessment | Required valuation, accepted value and proposed loan-to-value calculation | What amount the lender will consider |
| Security and release | Proposed registration, enforcement and discharge documents | What counsel needs to examine |
Ask the lender what loan-to-value, or LTV, means in its offer: which value forms the denominator and how that value affects the proposed loan. Do not calculate a deposit from an assumed foreign-buyer percentage.
Calculate net funding and your own cash contribution separately
Use quoted inputs in one currency for each calculation. Leave an unanswered input blank and mark the financing decision unresolved; a missing charge is not a zero charge.
Record “Gross loan principal”: ___, “Deductions withheld from principal”: ___, “Charges paid separately”: ___, “Purchase payments within this comparison”: ___ and “Other quoted acquisition costs”: ___. Attach the offer or quote supporting each entry.
Let L be gross principal and W be withheld deductions. Net loan funding N = L − W. Let P be the purchase payments covered by the comparison, C the other quoted acquisition costs and F the financing charges paid separately. Own cash required E = P + C + F − N, with each charge included once.
Let S be the sum of payments in the lender's repayment schedule. Scheduled financing outflow T = S + F. Keep withheld deductions visible through N; do not add them to T again if already financed and repaid within S. Ask the lender to reconcile any unclear treatment.
These formulas organise an offer; they do not replace its payment dates. Use Before You Offer in Alanya: A Property Cash-Readiness Checklist to test when your own cash must be available before choosing an affordable offer.
Test repayment in the currency that funds your household
Compare the loan's repayment currency with your dependable income currency. Ask for the full schedule and identify conversion charges and any variable-rate mechanism separately.
Let M be a scheduled payment in loan currency, X the income-currency units needed to buy one loan-currency unit, and K the conversion charges in income currency. Income-currency payment H = M × X + K. Compare unchanged, stronger and weaker loan-currency conditions without assuming which will occur. A stronger loan currency requires more income currency for the same loan-currency payment under this definition.
Illustrative scenario: A buyer earns euros and considers repayments in lira. The buyer tests a stronger lira alongside unchanged household income and discovers less room for other commitments. A developer instalment proposal is then assessed using its own currency and payment dates. Neither option is selected until its funding and security questions are answered.
Compare alternatives by obligations and security
Request a written proposal for each alternative using the same purchase and cash-flow assumptions. For developer instalments, ask about price differences, payment currency, due dates, title arrangements, security for payments, delayed completion, default and cancellation. Do not assume an instalment plan is interest-free or offers the protections of a bank loan.
For borrowing in another country, ask the lender about permitted use, secured assets, repayment currency and release conditions. Include transfer and conversion costs when comparing usable purchase funds. Counsel should explain the consequences of the actual security documents, rather than relying on the financing label.
Resolve early repayment and discharge before committing
Ask what partial repayment, full settlement or a proposed sale would require under the offer. Request the settlement calculation method, applicable charges, release documents, responsible parties and evidence needed to confirm discharge. Do not assume that the last instalment alone proves every registration step is complete.
Once a serious candidate and workable financing are identified, use Buying Property in Alanya: From Documents to Handover to coordinate lender, registry and payment dependencies. Send Ogenus the available property folder, written financing proposal and unresolved property-information questions so the enquiry relates to the actual purchase.
