Transferring Turkish Property Sale Proceeds Abroad

To prepare an overseas transfer after selling your Alanya property, connect the completed sale to the money received, obtain instructions from both financial institutions and compare what would reach your destination account. Treat tax advice as a separate workstream. Neither a sale document nor an advertised transfer service establishes that your particular instruction will be accepted.

This guide starts with actual sale proceeds. It does not assume they were received in Turkish lira: record the currency credited to your account before considering conversion.

Build an evidence chain from the property sale to the bank receipt

Prepare a folder that lets the institutions follow the transaction without guessing who paid whom or what the payment covered. Ask each institution which records it needs and in what form; the following is a preparation checklist, not a universal legal document list.

Evidence to assembleConnection to explainQuestion for the institution
Sale agreement and amendmentsProperty, parties and agreed considerationWhich signed version or supporting record is required?
Registration or completion evidenceThe sale connected to the proceedsWhich official record and copy format will you accept?
Incoming bank entries and receiptsPayer, recipient, currency and payment referenceHow should separate receipts or deductions be explained?
Reconciliation of the sale amountAgreed consideration versus funds actually receivedWhat evidence is needed for differences?
Destination account detailsIntended beneficiary and account ownershipWhich beneficiary and routing fields must be verified?

Explain any difference between the contractual amount and the credited amount with supporting records. Do not rewrite a payment description to conceal a mismatch. Keep original files alongside any translations requested by the institution.

If a required document originates abroad, use the document-routing questions in Turkish Notary, Apostille and Sworn Translation for Buyers before ordering authentication or translation. A bank's document request should be checked with that bank, rather than borrowed from a property-registration checklist.

Obtain separate instructions from the sending and receiving institutions

Ask both institutions about the actual account, beneficiary, currency and sale evidence before authorising conversion or transfer. Give them consistent information about the source and purpose of the funds.

Request written answers covering account suitability, beneficiary details, source-of-funds documents, any additional review and the treatment of an instruction that cannot proceed. Ask whether the receiving account can accept the proposed currency and whether receipt would trigger conversion. Record who will handle follow-up questions and how you will obtain a transfer reference.

Do not split transfers to circumvent compliance review or sanctions controls. If a genuine transaction arrangement involves separate payments, explain that arrangement and ask the institutions how to document it. Do not assume that choosing a smaller payment removes a review requirement.

For any alternative payment provider, request confirmation for your specific sending country, account, currency and destination. A familiar brand name is not confirmation of an available route.

Compare net delivery using the same amount and currency

Compare executable quotes for the same debit amount, destination currency and beneficiary, obtained as close together as practicable. A quoted exchange rate alone does not describe the amount delivered.

İşbank's foreign-currency transfer guidance describes recipient information and OUR, SHA and BEN charge options, including potential correspondent charges. Use those labels to ask how charges would be allocated on your route; do not treat a label as a promise of an exact receipt.

Create a quote sheet with blank inputs:

  • “Total account debit, source currency”: ___
  • “Amount actually converted, source currency”: ___
  • “Destination-currency units per source-currency unit”: ___
  • “Deductions from delivery, destination currency”: ___
  • “Other charges paid separately, with currency”: ___
  • “Charge option and institution's explanation”: ___
  • “Quote validity and unresolved deductions”: ___

Let A be the amount actually converted, R the quoted destination-currency units per source-currency unit, and D the deductions from delivery expressed in destination currency. Then estimated net delivery N = A × R − D. If no conversion occurs, compare the remitted amount less delivery deductions in that same currency.

Reconcile the total account debit separately, including charges deducted before conversion. Do not subtract a charge twice or add amounts in different currencies. If intermediary or receiving deductions remain unknown, label N as an estimate and request an explanation of that uncertainty.

Choose conversion instructions without relying on an exchange-rate forecast

Decide how conversion fits your need for the destination funds, rather than assuming waiting will improve the result. Ask which rate applies, when it becomes binding and whether conversion and transfer are separate instructions. Also ask what happens to converted funds if the transfer is delayed, returned or cancelled.

Illustrative scenario: A seller receives proceeds in lira and wants euros in an overseas account. One quote highlights its exchange rate but leaves receiving charges unresolved; another explains more of the charge chain. The seller requests comparable net-delivery information and receiving-bank confirmation before choosing. This hypothetical comparison establishes no preferred provider or likely outcome.

Keep Turkish tax and destination reporting separate

Ask advisers in the relevant jurisdictions which tax filings, payments and reporting duties arise from your actual sale and circumstances. Separately, ask each institution what tax-related evidence it requests for its review. Do not treat this guide as establishing that tax must be paid before a transfer, or that transferring funds settles tax obligations.

Keep the sale calculation, advice and supporting records with the transfer file. A buyer planning a future purchase should handle its cash commitments separately through Before You Offer in Alanya: A Property Cash-Readiness Checklist, rather than treating an expected overseas receipt as already available cash.

Close the file with evidence of the actual result

After giving an instruction, retain its reference, conversion confirmation, sending-account debit, receiving-account credit and any return or charge notices. Reconcile the delivered amount against the quote and ask about unexplained differences.

Send Ogenus your available property-sale folder and a concise list of missing sale records or unanswered handoff questions. Specify which institution requested each item so the request stays connected to the actual transaction.

Frequently Asked Questions

What should I do if the sale price and bank receipts do not match?

Prepare a reconciliation identifying each receipt, deduction or outstanding amount and attach the supporting records. Ask the reviewing institution what explanation and evidence it requires. Do not alter transaction descriptions to hide a difference.

How should I compare a transfer quote with unknown receiving charges?

Mark net delivery as estimated, identify which deductions remain unresolved and ask the sending and receiving institutions how those charges apply. Compare quotes using the same debit amount and destination currency, and keep separately paid charges visible.
