Identify the geography before using the number
An Antalya-labelled statistic can help frame research, but first establish exactly which area it measures. A regional series, provincial transaction count, city listing sample and Alanya neighborhood observation answer different questions. Do not carry a conclusion from one boundary to another without supporting local evidence.
Start with the decision you need to make. Testing a particular apartment's asking price requires comparable property evidence. Assessing a rental plan requires the selected property's income, costs and permitted use. A broad series can provide context, but it cannot fill those fields.
Keep this audit beside any market report you receive. For the broader relationship between prices, currency and demand, use Turkey Property Outlook: Read Prices, Currency and Demand Turkey Property Outlook: Read Prices, Currency and Demand.
Read CBRT's regional and valuation definitions precisely
CBRT's TR61 region combines Antalya, Burdur and Isparta. Its residential property price methodology uses bank-linked appraisal values as proxies; completed sales or loan utilisation are not required.
CBRT's unit-price measure uses gross area. A comparison with a net-area listing calculation therefore needs a documented adjustment or a separately labelled measurement basis.
Record the exact series code and geographic definition from the release you use. Do not call TR61 an Alanya index or treat it as Antalya province alone. Similarly, a national result does not reveal how much of a movement occurred in a particular district or neighborhood.
Distinguish an index movement from a currency-per-square-metre observation. The former describes change in its defined series; the latter needs a price amount and an area denominator. An appraisal-based series also cannot establish the negotiated consideration for your selected unit. Use Property Valuation in Turkey: An Alanya Buyer's Checklist Property Valuation in Turkey: An Alanya Buyer's Checklist to prepare questions about the actual report.
Match periods and denominators before comparing demand
Write down both the release date and observation period. A report published later may describe an earlier month or year. Compare equivalent periods, and record whether the source revised earlier observations. Do not compare a full-year count with a partial-year count and label the difference annual growth.
For a share, identify the numerator and denominator explicitly. Foreign-buyer transactions divided by all transactions in the same geography and period answers a different question from a province's foreign-buyer transactions divided by the national foreign-buyer total. Keep counts beside shares so a changing denominator remains visible.
Do not infer household preferences, rental demand or purchasing motives from nationality counts. Ask for evidence directly relevant to the proposed use. Airport capacity is not passenger throughput, and neither measure establishes bookings or collected rent for an Alanya apartment.
Audit price summaries before calling one place cheaper
Keep mean and median separate. A mean uses the sum of observations divided by their count; a median identifies the middle of an ordered sample. A difference between them does not establish a location premium when the samples also differ.
Record whether prices are asking, achieved or appraised, and identify the sample's property types, size definition, condition and collection dates. Separate unfinished homes from completed resale properties unless the comparison explains their different scope. Deduplicate repeated listings and record the remaining observation count.
For any currency conversion, preserve the original amount, original currency, conversion date, rate direction and source. Nominal TRY movement alone establishes neither EUR appreciation nor a real return. Avoid using a currency-converted table to imply greater precision than the underlying property sample supports.
Complete the data audit worksheet
Copy the worksheet below for each statistic, rather than completing one worksheet for an entire report. Use “missing” for absent evidence; a blank fee, income or local-data field is not zero. Retain the original table or document so the summary can be checked.

| Missing Alanya or neighborhood evidence | ___ |
| Person responsible for follow-up and recheck date | ___ |
If a report includes rental returns, request the underlying income period, collected amounts, expense coverage and all-in acquisition denominator. Record management billing frequency, owner-use periods and vacancy definitions. Keep taxes and financing separate. A province-level yield label cannot substitute for these property-level inputs.
Test the conclusion against the missing local evidence
Hypothetical example: a buyer receives a rising regional appraisal series and a discounted Alanya listing. The seller describes the apartment as undervalued. The buyer records the regional geography, asks for comparable local transactions and checks the listing's area basis. The two observations can coexist without proving a bargain.
Write a short conclusion using three fields: what the source measures, what it does not establish, and what evidence would change your decision. If the proposed conclusion concerns rental income, obtain property-level collections. If it concerns negotiation, request dated comparable offers and completed-sale evidence. Keep residence, citizenship and other personal eligibility questions in a separate file.
Bring a specific data question to the discussion
When contacting Ogenus, share the completed audit and the exact claim you want to test. Ask for the original source, matching reporting periods and the missing local documents. Request a clear distinction between a sourced observation and an interpretation before using either to support an offer.
Source and methodology
CBRT Residential Property Price Index metadata supplies the regional and appraisal-method definitions discussed here. It does not establish Alanya neighborhood demand, achieved rents or investment returns.
