Use Turkey's housing indicators to frame questions, then make the purchase decision from property-specific evidence and your own cash constraints. National price movement does not establish what an Alanya unit is worth today or what you will receive when you sell it.
Record what each indicator measures
Start with the CBRT residential property price index. For every figure you use, retain its source and enough context to reproduce the comparison.
| Field | Question to answer |
|---|---|
| Reference period | Which month or period does the observation describe? |
| Publication date | When was this version released? |
| Geography | Is it national, regional or another defined area? |
| Measure | Is this an index level, a monthly change or an annual change? |
| Price treatment | Is it nominal or inflation-adjusted, and on what basis? |
| Revision status | Has the series or calculation changed? |
Consult the CBRT explanation of index revisions before combining releases. Avoid comparing observations with different definitions as though they formed one uninterrupted measure.
Separate prices from demand stories
Keep index evidence, listings and transaction evidence in different columns. Ask whether a demand claim concerns enquiries, offers, completed sales or rental bookings, and which geography and period it covers.
If you cannot identify the supporting evidence, leave the claim out of your decision note. Do not infer a change in Alanya buyer demand from a national price movement or attach a nationality-based explanation without suitable evidence.
A current asking price needs its own checks: exact unit, confirmed availability, included items and recent price confirmation. An independent valuation should identify its purpose, assumptions and comparable evidence.
Map your currency exposure
List the currencies of your savings, purchase payments, recurring costs, possible rent, financing and eventual sale proceeds. Choose one reporting currency for your budget while retaining the original amounts.
Show nominal price change, inflation-adjusted change and converted proceeds as separate measures. For conversion estimates, state the rate assumption and include quoted spreads and charges where available. Currency movement alone should not be treated as proof that a purchase has become cheaper for you.
Ask banks for transaction-specific terms. If borrowing, obtain a written offer covering repayment currency, rate structure, charges and conditions rather than building a budget from a policy-rate headline or expected rate cut.
Test a property-level adverse case
Use assumptions you select for a lower resale price, less rent received, higher ownership costs and adverse exchange rates. Test each separately, then combine them to see the cash requirement.
Distinguish advertised rental income from actual receipts, and gross receipts from cash remaining after identified expenses. Do not count unconfirmed financing or projected rent as available purchase money.
For an Ogenus shortlist, apply these checks to individual candidates in Investment Property Search in Alanya, including technical condition, ownership evidence and recurring charges.
Write a dated decision note
Finish with the property, proposed price, source dates, financing terms and maximum cash commitment. State why the unit fits your intended use and which assumptions would change the decision.
Before reservation, list unresolved title, technical, tax, funding and intended-use questions, assign responsibility and agree relevant payment conditions in writing. Refresh the note when material evidence changes, rather than waiting for a forecast to tell you when to buy.
