Alanya Property: EUR, USD and TRY Cash-Flow Worksheet

An exchange-rate movement cannot tell you whether an Alanya property is a good purchase. Start with the seller's actual terms, your payment schedule and the currency in which you measure your finances. Then build separate acquisition, operating and exit records. This makes a currency benefit on one payment visible without mistaking it for a lasting investment advantage.

Calculate the currency effect on a fixed amount

Define x as Turkish lira per euro: TRY/EUR. For a fixed amount P measured in TRY, its euro equivalent is P/x, measured in EUR. A higher x lowers the EUR value of both a fixed TRY purchase payment and fixed TRY sale proceeds.

For USD planning, define y as TRY per USD. The same fixed TRY amount P has a USD equivalent of P/y. Keep EUR and USD records separate, use a positive rate, and state the chosen reporting currency and quote date for each calculation. The EUR-specific ledger fields below can be replaced with USD fields when USD is your reporting currency.

That symmetry matters. A movement that reduces an unpaid lira purchase amount in euros can also reduce the euro equivalent of later lira receipts. The calculation holds the TRY amount constant; a seller can reprice, and a future property's sale value is unknown. Nominal TRY appreciation alone establishes neither a EUR gain nor an inflation-adjusted return.

Hypothetical example: a buyer saves in euros and receives a lira quotation for an apartment. Before payment, the exchange rate changes and the seller revises the price. The buyer must compare the revised quotation and executable conversion terms; the earlier currency movement does not establish a cheaper purchase.

Record the contract currency before arranging conversion

Write down the advertised currency, signed contract currency and required settlement currency separately. Ask the handling professional to confirm acceptable payment arrangements for this specific transaction. Record the recipient, due date, quotation expiry and any contractual conversion mechanism. Do not assume an advertisement fixes the amount you will pay.

Use a separate row for each installment. Conversion dates may differ from payment dates when you buy currency in advance. Preserve both dates and the resulting bank balances. For an unpaid installment, label any conversion value as a planning assumption until an executable quote or completed conversion establishes it.

Use the purchase budgeting framework in Buying Property in Turkey: Build Your Purchase and Ownership Budget to identify cost categories, then record each actual quote in its original currency.

Build a payment ledger that reconciles to bank records

Complete the following worksheet using contracts, invoices and bank confirmations. Enter “unquoted” or “unknown” where evidence is missing; neither means zero.

FieldEntry to complete
Property and payment purpose___
Contract amount and currency___
Payment due date and recipient___
Conversion date and quote expiry___
EUR debited and TRY credited___
Rate direction and effective quote___
Separately charged conversion or transfer costs___
Charge already included in debit or credit___
Supporting document and date___
Missing amount, responsible contact and follow-up___

For a completed conversion, reconcile the total EUR debit with the TRY actually available for payment and any separately charged costs. If the bank quote already incorporates its spread, do not add an estimated spread again. Likewise, do not add a transfer charge twice because it appears on both a quotation and a statement.

Keep purchase capital, acquisition expenses and refundable deposits in separate categories. A purchase deposit later credited against the price is part of that price, not an additional acquisition cost. A refundable utility deposit blocks cash but is not consumption. Money set aside as a reserve remains cash until spent.

Measure rental cash flow over an explicit period

Choose a start and end date and keep receipts and expenses in their original currencies. Record rent actually collected, collection date, refunds, unpaid receivables, owner-use dates, available rental dates and vacant dates. A booking, invoice or advertised nightly price is not collected income. Keep refundable tenant deposits separate. Identify whether each settlement is before or after operator or platform deductions; subtract each charge and refund only once.

Before relying on a letting strategy, request property-specific confirmation of permissions and proposed contractual currency terms. Ask the operator which currency guests pay, which currency reaches your account and which charges are deducted. A euro advertisement does not establish euro settlement or a complete hedge.

For expenses, record the service period, currency, billing frequency, payment date and whether the amount is quoted or paid. Include management, cleaning, utilities, site charges, repairs and insurance where applicable. Show taxes and financing separately, with loan principal distinguished from interest. Use Rental Income in Alanya: Build a Property Cash-Flow Plan to develop the property operating plan.

If you calculate a collected-income ratio, divide collected rent after refunds but before operating expenses by total acquisition funds. State the measurement period, reporting currency and conversion-date convention. If receipts are already net of deductions, reconstruct the gross amount only from documented deductions; otherwise label the numerator as net receipts. Show operating cash flow separately by deducting each operating expense once. Use total acquisition funds—price plus documented acquisition costs and initial setup included in your definition—converted consistently into the reporting currency. Do not silently use only the down payment. Show refundable deposits and unspent reserves outside that denominator, while including them in cash-readiness planning. An incomplete period is not an annual result.

Keep exit value and currency assumptions separate

Create an exit worksheet with blank fields for sale date, assumed sale amount, sale currency, selling expenses, taxes, outstanding loan principal, conversion date and bank charges. Mark the asset value as unknown; a scenario is not a valuation or forecast.

Subtract each applicable exit cash deduction once to establish proceeds available before conversion. Convert each currency component using its own stated assumption. Compare resulting EUR cash receipts with EUR cash paid over ownership only after separating capital movements from operating income and expenses. That cash comparison is not automatically an inflation-adjusted or annualized return.

Retain contracts, transfer confirmations, conversion records and title documents. Ask the bank which purchase and future sale documents it requires, including whether any DAB documentation applies. Do not treat one document as a guarantee of an outbound transfer. Prepare specific bank questions using Transferring Turkish Property Sale Proceeds Abroad.

Use reference rates for context and quotes for decisions

ECB reference rates are informational, and the ECB discourages their use for transactions. Ask your bank for the executable quote, conversion direction and separately quoted charges.

Bring your payment ledger and unresolved fields to an Ogenus property discussion. Ask which seller terms are documented, which costs remain unquoted and which questions need answers from your bank or handling professional before payment.

Frequently Asked Questions

Does a weaker lira always make an Alanya property cheaper in euros?

Only a fixed TRY amount becomes cheaper in EUR when TRY per EUR rises. A seller may change the price, and contract currency, conversion charges and payment dates also affect your actual cost. Compare the executable payment total with the earlier total on the same basis.

How should I record rent owed but not yet received?

Keep it in a receivables column with the rental period, currency and due date. Exclude it from collected cash income until payment arrives. Record the actual settlement currency and deductions when received, and keep refundable tenant deposits separate from rent.
