Turkish Citizenship and Property Purchase: Prepare Your Independent Review

If Turkish citizenship is part of your property-purchase plan, organise the application assessment and property review together before committing funds. A listing's citizenship label, asking price or estimated timetable does not establish that your proposed purchase and personal circumstances qualify.

This guide gives you a working brief for an independent adviser. It avoids quoting a threshold, fee or processing promise that could be misunderstood outside its current official conditions.

Confirm the route that applies to you

Start with the official property acquisition and citizenship guidance. Ask the responsible adviser to identify the applicable route and verify the current requirements for your nationality, circumstances and proposed transaction.

Record the official sources consulted, their dates and any point that requires further confirmation. Include each family member you intend to involve in the initial consultation; ask what separate documentation and assessment each person needs. Do not assume that a general family statement answers an individual application question.

Assess the property before reservation

Provide the exact property reference, available ownership records, proposed seller, asking currency and draft transaction terms. Ask the adviser to check ownership history, restrictions, the proposed acquisition and any conditions relevant to your application. Clarify which findings are established and which still depend on documents or official confirmation.

View the actual home as well. A property chosen for an application still needs to fit your budget, intended use, maintenance responsibilities and plans if the application takes longer than expected or does not succeed.

Clarify the valuation procedure

Before commissioning a valuation, ask which organisations, instructions and documents are currently accepted for the proposed route. The TKGM circular published for the current procedure is a primary source for that discussion. Confirm the scope, fee and timing with the responsible provider.

Ask how the valuation, declared transaction amount and payment evidence must be reviewed together. Do not assume that the valuation is performed by a government office or that a general estimate of a few working days applies to your case.

Plan payment and title documentation

Have the bank and adviser explain the accepted payment route, currency-document requirements and records to retain. Resolve the beneficiary, timing, instalments and any earlier payments before instructing a transfer. Ask which conditions must be recorded in the purchase agreement and title documents.

Keep an itemised budget that separates the property price, transaction costs, professional services and application-related costs. Mark estimates and identify the person responsible for confirming each amount. An advertised package price should not replace the written scope of each service.

Give unresolved items a next action and review date. Ask which findings should become written conditions before reservation or completion.

Separate citizenship, residence and property ownership

If your plans include living or working in Turkey, have those questions assessed separately. Do not infer residence permission, work rights or a guaranteed citizenship result from a property tag. Explain your intended move and commitments to the relevant adviser so the plan covers the questions your household actually depends on.

Keep financial and moving decisions proportionate to the evidence available. Ask for updates when the property, price, applicant circumstances or official requirements change, and do not treat a marketing approval date as the basis for an irreversible commitment.
