Compare actual homes against the same brief
Choose a specific town and property in each country before comparing value. A national price claim cannot tell you whether the homes match your space requirements, intended stays or operating responsibilities.
Write a common brief covering bedrooms, usable internal area, condition, accessibility, outdoor space, facilities and intended use. Match the quotation date and currency basis as closely as possible. Record differences explicitly, including gross versus net area, furnished versus unfurnished condition and completed versus promised facilities.
Build a separate buyer profile listing citizenship, current immigration residence, tax-residence circumstances and intended household members. Do not use the label European as a substitute for those facts. Give each adviser the same profile and explain whether the purchase is for personal visits, relocation or an independently assessed rental activity.
Request comparable acquisition and ownership costs
Ask for itemised written quotations tied to the selected property and buyer. Record the purchase price, acquisition services, applicable taxes as assessed for the file, registration-related charges and initial setup separately. Each line needs a source, date, currency, payment deadline and explanation of what is included.
Collect annual ownership quotes for the same period: shared charges, insurance, utilities, maintenance and any management service. Record billing frequency and whether the amount covers a full year or only part of it. Keep tax questions assigned to the relevant professional rather than inserting a country-level percentage.
An incomplete quote is unquoted, not zero. Check whether a bundled amount already includes another line before adding it. Keep purchase capital, financing proceeds, principal repayments, interest, refundable deposits and operating expenses distinct. Reserves are funds set aside; do not also count their later use as a second expense for the same work.
Record prospective selling services and debt settlement separately from annual ownership. Future sale value remains an assumption, not a promised offset against purchase costs. For the Turkish candidate, Buying Property in Turkey: Build Your Purchase and Ownership Budget Buying Property in Turkey: Build Your Purchase and Ownership Budget can help organise the quotation requests.
Use the same currency method
Retain every amount in its original currency and add a reporting-currency column. Record conversion date, direction and the bank's executable quote. If the quote already includes a charge through the amount debited or credited, do not add that charge again.
ECB reference rates are informational; their use for transaction purposes is discouraged. Ask your bank for the executable quote and separately quoted charges.
Match payment schedules as well as headline prices. A staged purchase and an immediately payable resale require different cash timing. Leave future conversions open or label them as scenarios; a comparison-date conversion does not fix the cost of later payments.
Separate title, rental and personal eligibility checks
For each property, ask a local title professional which register documents identify the property, seller and matters requiring review. Record the responsible office, document date, reviewer and outstanding questions. Do not assume the same document names or access arrangements apply in all countries.
Assess rental permission with the relevant local authority and the actual property or building documents. Define the intended strategy before requesting an answer. If income matters, request redacted collected-rent or booking-and-payout evidence for a matched period, with cancellations, owner-use dates, expenses and unpaid receivables separated. Identify whether each amount is gross rent collected or a payout after deductions. Reconcile withheld fees and refunds to the payout, and do not subtract them again when starting from that net payout. Keep booking values separate from actual receipts. A tenant deposit is not rental income.
Ask the immigration authority or adviser to identify the selected current route and whether the question concerns an existing file or a new application. Keep ownership, residence, citizenship, work permission and healthcare access as separate questions. Property ownership alone does not establish residence, citizenship, work permission or healthcare access.
If a Greek conversion property is being marketed around an immigration objective, use Greece Golden Visa: Check Conversion Evidence Before Buying Greece Golden Visa: Check Conversion Evidence Before Buying to organise the evidence request. For a Turkish address, Alanya Residence Planning: Check the Address Before Buying Alanya Residence Planning: Check the Address Before Buying addresses a different, location-specific file question.
Complete a three-country evidence worksheet
Use one property per column and attach the actual evidence. In each cell record the answer, source date, responsible person and missing fields. Here, owner means the person responsible for resolving the question.
| Comparison field | Turkey property | Spain property | Greece property |
|---|---|---|---|
| Town, address, size basis, condition and use | ___ | ___ | ___ |
| Acquisition quote, currency and matched date | ___ | ___ | ___ |
| Annual period, expenses and billing frequency | ___ | ___ | ___ |
| Title evidence, reviewer and unresolved issue | ___ | ___ | ___ |
| Rental strategy, authority and permission evidence | ___ | ___ | ___ |
| Residence, work and healthcare questions | ___ | ___ | ___ |
| Actual journey, provider and observation date | ___ | ___ | ___ |
| Exit assumptions and unquoted costs | ___ | ___ | ___ |
| Evidence owner, missing fields and recheck date | ___ | ___ | ___ |
Test the actual travel journey from your home to the property's entrance using current provider schedules. Check needed services directly, including healthcare access and any admission arrangements. Proximity alone does not establish eligibility or availability.
Hypothetical example: a buyer prefers a Greek home's layout, but its intended-use evidence is unresolved while a Spanish candidate's costs are incomplete. The buyer leaves both undecided rather than naming a winning country.
Stop when a decisive requirement remains unanswered
Pause a candidate if title identity, a necessary use permission, essential personal eligibility or the funding schedule remains unresolved. Do not average a critical unknown into a favorable overall score. Once those requirements are answered, compare documented costs and personal preferences without turning the result into a national ranking.
Bring Ogenus the selected Turkish listing and your matched comparison folder. Ask which seller documents are available, which quoted items overlap and who must resolve each outstanding property question.
