Plan around what must keep working
A workable retirement plan needs reliable income, continuing treatment and practical support when circumstances change. Start with those dependencies before choosing an apartment. This guide helps you decide what must be confirmed, who can confirm it and which unresolved issue should delay a commitment.
Write down each partner's needs separately: mobility, sleep, language support, regular appointments, social contact and time with family. Mark each as essential or preferred. Agree what would trigger a return home and whether both partners could manage the arrangement independently.
Match pension receipts to payment dates
Use pension statements and bank receipts to record what actually reaches you. For each pension, enter its payer, pension type, original currency, gross payment, deductions, net receipt, payment frequency, expected payment date and receiving account. Keep a promised payment or overdue receivable separate from money already available.
Create the following blank cash-flow sheet for your chosen planning period. Enter the period's start and end dates and household members above it. Duplicate rows for every pension and bill; write “missing” where evidence is unavailable.
| Cash-flow item | Original currency | Net amount or cash due | Frequency and covered period | Receipt or due date | Evidence and date | Missing information |
|---|---|---|---|---|---|---|
| Pension receipt | ___ | ___ | ___ | ___ | ___ | ___ |
| Household bill | ___ | ___ | ___ | ___ | ___ | ___ |
| Treatment or medicine | ___ | ___ | ___ | ___ | ___ | ___ |
| Family or return travel | ___ | ___ | ___ | ___ | ___ | ___ |
Choose a reporting currency while retaining every original amount. ECB reference rates are informational; obtain the executable bank quote and charges for the conversion you plan. Record the quote date, source and destination currencies, and the rate as destination-currency units per one source-currency unit. Multiply the amount being converted by that rate, then account for charges in their stated currency. Record whether each charge is included in the quote or deducted separately so it is counted only once. Keep the original receipt and its converted equivalent on the same record rather than counting both as income.
Compare receipts and payments by date, not just by monthly average. Only calculate a monthly equivalent from a complete matched year, dividing that year's total by twelve months. A missing coverage period cannot be annualised.
Keep purchase capital, refundable deposits and cash blocked in accounts outside recurring spending. A reserve transfer allocates existing cash; it is neither new income nor a second expense when the reserved money later pays a bill. Above the sheet, record opening available cash by account, currency and date, excluding blocked deposits and money committed to the purchase. Mark any reserve already included in that balance; do not add it again. In date order, add confirmed receipts and subtract cash payments once to calculate the available balance after each event. Keep expected receipts in a separate planning scenario. Leave a balance unresolved when an amount or conversion quote is missing; missing does not mean zero. Set your buffer from the resulting payment gaps, treatment needs and return arrangements, and record its amount, currency and where it is held. For account preparation, use the Turkish tax-number and banking guide Turkish Tax Numbers and Banking: Prepare for a Property Purchase.
Confirm treatment before choosing the home
Ask your current clinician to identify the care that must continue and the records needed for a handover. Then seek direct confirmation from a named receiving clinician and pharmacy about your actual treatment and medicines: appointment availability, relevant specialty, formulation, prescription arrangements, monitoring and supply. Any proposed substitution belongs with the treating clinician.
Request the policy wording and a quotation for each person. Ask the insurer about age restrictions, pre-existing-condition exclusions, renewal terms, provider network, authorisation requirements, emergency treatment and patient costs. Ask the intended provider separately whether it accepts that arrangement for the required care, including any upfront payment and interpreting arrangements.
SGK publishes healthcare-eligibility checking resources; obtain confirmation for the person, current enrolment and required care. SGK also publishes social-security-agreement resources; ask SGK and the home authority which provisions, if any, apply to the person. These resources do not settle pension taxation.
Record the named contact, response date and next confirmation point. Keep an unresolved medicine supply or essential appointment visible as a decision gap.
Resolve residence and pension-tax questions separately
Migration Management publishes permit-type guidance; ask which current applicant and address requirements apply to your actual file. Use the address-focused residence planning guide Alanya Residence Planning: Check the Address Before Buying to prepare that discussion.
For pension taxation, prepare a profile showing pension type and payer, relevant countries, citizenships, intended presence dates, retained homes, other income and existing withholding. Ask the home tax authority, Turkish tax authority and appropriately qualified advisers which rules and reporting obligations apply. Request the reasoning and source date in writing; do not build an assumed exemption or treaty outcome into net receipts.
Test continuity during a trial stay
Use a trial stay to rehearse the retirement routine, including an ordinary winter period if that is part of your intended calendar. Test appointment travel, pharmacy communication, carrying shopping and each partner's independent access to support. Keep lawful stay and treatment arrangements confirmed separately from the trial's observations.
For family visits and a possible return, check actual dates, airline, airport, terminal, baggage needs and every ground leg. Ask relatives what visits they can realistically make. Identify a local support contact, an alternative contact and who may be contacted with your consent.
Before an absence, agree key custody, inspection instructions, urgent spending authority and reporting. Record how medicines, appointments and home access will be restored on return. The property-manager guide Hiring an Alanya Property Manager: Services, Fees and Control helps frame those service questions.
Hypothetical example: a couple finds a home they both enjoy, but the receiving pharmacy has not confirmed a necessary medicine. They postpone the purchase decision while their clinician and pharmacy resolve continuity.
Turn gaps into a retirement decision
Complete one row for every essential need. Identify the evidence holder, attach their response and date it. In “gap,” name the unanswered question; in “decision,” record proceed, investigate or defer, with the reason. Blank cells mean unresolved, never confirmed.
| Retirement-critical need | Evidence required or received | Named contact | Confirmation date | Gap | Decision |
|---|---|---|---|---|---|
| ___ | ___ | ___ | ___ | ___ | ___ |
| ___ | ___ | ___ | ___ | ___ | ___ |
For a property discussion with Ogenus, bring this matrix and ask which shortlisted homes match your confirmed access and absence requirements. Keep clinician, insurer, authority and tax responses in the same folder for your own decision.
