Build the tiers around the same essential needs
A useful Antalya or Alanya budget shows which choices change your spending while keeping your essential needs covered. Start with the same household, exact candidate home and occupancy calendar. Keep necessary healthcare, accessibility, dietary needs and required journeys unchanged across lean, comfortable and premium versions.
Use lean for fewer optional purchases, comfortable for selected conveniences and premium for additional discretionary services. These are spending choices, not descriptions of neighbourhoods or healthcare entitlement. If a cheaper option cannot meet a necessary need, remove it from the comparison rather than calling it lean.
Fix the comparison before collecting prices
Complete this header first. Make a separate copy for each candidate address when comparing Antalya with Alanya. Use matched property size, stated net or gross area, condition, furnishing and dates; a province-wide average cannot fill an address-specific rent cell.
| Baseline field | Your entry |
|---|---|
| Household members and essential needs | ____ |
| City, exact address and property reference | ____ |
| Size, net/gross basis, condition and furnishing | ____ |
| Renting or mortgage-free ownership | ____ |
| Budget period, start and end dates | ____ |
| Occupied and absent dates | ____ |
| Reporting currency and conversion date | ____ |
| Required care, access and journeys | ____ |
If you change the home, create a new baseline. Otherwise, a larger apartment or different occupancy period can make the tier comparison misleading. Record quote expiry dates so that an apparently cheaper option is not compared with an expired offer.
Give every expense three explicit choices
Complete each choice cell with the selected service or item and a quote reference. Keep the housing commitment fixed within this comparison. For an owner, enter applicable household housing charges rather than inventing an equivalent rent. Use the site-fee evidence questions in Aidat in Alanya: Check Site Fees Before Buying to establish what the actual aidat payment includes.
| Expense | Lean choice and quote | Comfortable choice and quote | Premium choice and quote |
|---|---|---|---|
| Same housing commitment | ____ | ____ | ____ |
| Same essential healthcare requirements | ____ | ____ | ____ |
| Groceries and household supplies | ____ | ____ | ____ |
| Optional meals out | ____ | ____ | ____ |
| Required transport journeys | ____ | ____ | ____ |
| Optional transport convenience | ____ | ____ | ____ |
| Electricity, water and heating/cooling | ____ | ____ | ____ |
| Internet and mobile service | ____ | ____ | ____ |
| Cleaning and other optional services | ____ | ____ | ____ |
| Activities and personal spending | ____ | ____ | ____ |
| Family travel and other periodic costs | ____ | ____ | ____ |
For example, hypothetically, a household keeps the same apartment, treatment appointments and grocery requirements in every tier. The lean version uses self-cleaning, the comfortable version adds occasional cleaning, and the premium version adds more frequent cleaning. The comparison reveals the cost of convenience without quietly removing necessary care.
Attach a usable quote record to every choice
Use one record per quoted item, including unchanged items shared across tiers. Ask the supplier for the actual service specification, inclusions and payment schedule. Mark unanswered fields “missing”; missing does not mean zero. State whether the amount is a unit price or the total for the quoted quantity and period; multiply by quantity only for a unit price. Count each charge once within each tier. Record whether housing charges include aidat or services, and whether healthcare quotes already include premiums or patient payments. Add separate rows for applicable annual property charges, home insurance, repairs and absence services that are not already included.
| Quote-record field | Your entry |
|---|---|
| Expense, tier and quote reference | ____ |
| Supplier and source document | ____ |
| Quote date and expiry | ____ |
| Amount and original currency | ____ |
| Quantity and unit, such as visits or journeys | ____ |
| Billing frequency and coverage period | ____ |
| Payment dates and included charges | ____ |
| Exclusions or separate charges | ____ |
| Missing information and person to ask | ____ |
Do not annualise a figure whose coverage period is missing. A bill for an unknown interval cannot establish monthly spending. For seasonal electricity or heating, obtain unit-specific bills with meter identifiers, occupancy and usage information. Keep source-documented seasonal estimates separate from paid bills; do not apply a universal inflation uplift.
Keep healthcare requirements constant
Request an individual policy quotation and written answers about age conditions, pre-existing-condition exclusions, required treatments, medicines, provider network and patient payments. Confirm the intended clinician or facility accepts the proposed arrangement. A premium spending label does not establish access or acceptance.
SGK's overview distinguishes insurance categories; establish your actual status separately from owning or renting a home. Keep unresolved coverage questions visible in every tier and leave the affected cost unquoted until you obtain an applicable answer.
Separate annual spending from cash needed upfront
Build the annual schedule from a complete matched year. Annual cash due is the sum of scheduled payments falling within that year. Show which periods those payments cover: a prepaid service can cover dates outside the comparison year.
Copy this blank calendar for each tier. Use one row per payment and link it to the quote record. Mark missing amounts, dates or coverage periods “missing”. Classify each payment as an expense, capital or setup spending, refundable deposit, or reserve contribution before making separate subtotals.
| Item and quote reference | Classification | Payment date | Cash due and original currency | Coverage dates | Expense attributable to comparison year | Evidence and allocation method | Missing information |
|---|---|---|---|---|---|---|---|
| ____ | ____ | ____ | ____ | ____ | ____ | ____ | ____ |
For the expense comparison, include only the supported amount attributable to the comparison year, even if payment falls outside it. Use documented service periods, usage or supplier allocations; do not automatically spread seasonal consumption evenly. A prepayment's full cash amount must not also become a full expense for a shorter covered period. Leave any unsupported allocation unresolved.
A monthly equivalent is the complete matched year's expense total divided by twelve months, expressed in your reporting currency per month. It is a planning average, not the amount payable each month. If a period or necessary line is missing, label the total partial and list the gaps.
Keep purchase capital, setup purchases, refundable deposits and reserve funding outside recurring expense totals. A deposit blocks cash but is not ordinary consumption. Reserve funding is money set aside; when a repair is paid from that reserve, count the repair expense once. Use Before You Offer in Alanya: A Property Cash-Readiness Checklist to prepare the separate purchase cash-readiness schedule.
ECB reference rates are informational; obtain the actual executable bank quote and charges for the settlement being planned. Preserve original-currency amounts alongside conversions. Record the currency pair, quote date, rate source and direction as reporting-currency units per one original-currency unit. Use a documented rate greater than zero. Multiply the original amount by that rate; for a quote expressed in the opposite direction, divide one by the quoted rate before multiplying. Leave the conversion unresolved if the rate is missing or invalid. Apply the same comparison basis to all tiers and record dated executable quotes separately for planned payments. State whether each amount is the sender's total debit or the recipient's net receipt. Show conversion charges separately unless already included in that amount.
Choose a tier from the completed evidence
Compare dated net income receipts with payment dates, rather than treating annual income as cash already available. Keep expected income and receivables separate from receipts; do not spend an anticipated rental payment twice or use refundable deposits as income.
Review the largest optional differences first. Ask which convenience you would remove, which essential requirement remains unquoted and what cash buffer you choose to retain. This is affordability planning. For applicant and address questions, use Alanya Residence Planning: Check the Address Before Buying separately.
Prepare a folder containing the baseline, tier table, quote records and payment calendar. Ask each unresolved supplier: what exactly is included, for which dates, in which currency, and when must it be paid? Choose a tier only after identifying the missing costs that could change your decision.
