Choose a rental property by testing who it can serve, when it can be available and what operating it would require. Mahmutlar, Oba, Kestel, Cikcilli and Bektas are candidate search labels here. A neighborhood name does not establish tenant demand, permission to rent, occupancy or resale prospects.
This guide helps you decide which actual properties deserve further investigation. It is not a local price dashboard or a daily-route inspection sheet: its central question is whether a particular home fits a proposed rental household and an evidenced operating plan.
Define the household and rental strategy first
Write a short tenant brief before comparing listings. Specify household size, sleeping arrangements, storage, accessibility, workspace, transport needs and intended stay length. Describe needs rather than assuming preferences from nationality. If access to a particular institution matters, verify the address and actual journey; proximity alone does not establish rental demand or access eligibility.
Choose the proposed letting pattern and record why it fits your own calendar. Mark dates reserved for personal use, maintenance and handover. Those dates are unavailable for rent; they should not disappear inside an optimistic occupancy assumption.
Treat permission as a separate decision. Ask the handling professional which property-specific documents, approvals and contractual arrangements are needed for the proposed strategy. Use Short-Term Rentals in Turkey: Checks Before You Advertise to prepare short-term letting questions before assuming advertising can begin.
Request evidence of collected income over matching periods
Ask for redacted tenancy or booking records tied to the actual unit, together with settlement statements or other evidence of rent received. Match the start and end dates across candidates. A selected busy period cannot substantiate a full-year result.
Record booked dates, completed stays, cancellations, refunds, unpaid rent and collected rent separately. Note whether receipts are before or after platform and management deductions. If a settlement is already net of a charge, do not subtract that charge again. Exclude refundable tenant deposits from income and keep unpaid amounts in receivables.
Where only comparable-property evidence exists, identify the comparator and explain differences in size, condition, furnishings, facilities and availability. Count each property once even if multiple agents advertise it. Asking rent is an offer, not proof of an agreed tenancy or collected rent. Mark missing records as “unknown,” not zero.
Complete a two-property tenant-fit matrix
Leave the cells blank until a document, inspection or quotation supports an entry. Add a source date and unresolved question to every material comparison. Use the same tenant brief and reporting period for both candidates.
| Tenant-fit evidence | Property A | Property B |
|---|---|---|
| Neighborhood, exact address and unit | ___ | ___ |
| Target household needs and proposed stay length | ___ | ___ |
| Documented size basis, layout and inspected condition | ___ | ___ |
| Must-have feature and evidence it works | ___ | ___ |
| Proposed rental strategy and permission evidence | ___ | ___ |
| Owner-use and maintenance dates excluded | ___ | ___ |
| Evidence period: start and end | ___ | ___ |
| Collected rent, currency and receipt evidence | ___ | ___ |
| Available, occupied and vacant dates | ___ | ___ |
| Refunds, deposits and receivables kept separate | ___ | ___ |
| Operations quote, currency and billing frequency | ___ | ___ |
| All-in acquisition funds and included items | ___ | ___ |
| Evidence owner, source date and missing fields | ___ | ___ |
Do not award a positive score to a feature because it appears in marketing photographs. Confirm whether the relevant room, facility or access arrangement is available to the intended tenant and whether its operating cost is included. A desirable feature that cannot be used during the proposed letting period should remain unresolved.
Compare operations against all-in acquisition funds
Request a written management quote describing advertising, screening, check-in, cleaning, linen, inspections, repairs, emergencies and owner reporting. Record who performs each task, exclusions, currency, billing frequency and the basis of any variable charge. Use Hiring an Alanya Property Manager: Services, Fees and Control to examine service scope and financial control.
Add site charges, utilities, insurance and maintenance using property-specific documents or quotes. Separate routine expenses from initial furnishing or equipment purchases. Keep unspent maintenance reserves separate from expenses; when a reserve funds a repair, count the repair once.
For an income comparison, state the exact measurement period, numerator and denominator. A gross collected-income ratio divides collected rent after refunds but before operating expenses by all-in acquisition funds. Reconstruct gross collections from net settlements only when deductions are documented; otherwise label the amount as net receipts and do not compare it directly with gross collections. Show operating cash flow separately, subtracting each operating expense once. Define all-in acquisition funds as the purchase price plus documented acquisition costs and initial setup included in your worksheet. Use a consistent reporting currency and record conversion dates. Show refundable acquisition deposits separately unless they are credited toward a price already counted. Keep financing principal and interest distinct, and show taxes and financing below the operating comparison.
Use Rental Income in Alanya: Build a Property Cash-Flow Plan for the fuller property cash-flow plan. Neither a gross collected-income ratio nor an operator projection establishes your eventual net return.
Test a downside case before choosing a candidate
Hypothetical example: a buyer compares an apartment in Mahmutlar with one in Oba for a household needing separate sleeping and working space. The first has stronger advertised rent, but the second has documented collections and an operations quote that covers the buyer's absence. The buyer investigates those differences without declaring either neighborhood the better investment.
For each candidate, write a downside case with fewer collected rental periods, an unpaid balance, an unexpected repair and your planned owner use. Identify which fixed expenses continue while the property is unavailable. Keep assumptions separate from observed results and calculate the additional cash you would need. Do not assume a prompt resale will close a funding gap.
Advance a candidate when household fit, permission evidence, comparable collections and an affordable operating plan align. Wait where a missing document or quote could change the choice. Reject a candidate if a confirmed mismatch defeats a must-have requirement.
Use official resources for property-specific questions
Alanya Municipality lists planning, project and permit service categories. Use the exact address and parcel identifiers to request the relevant property documents; the department page does not establish rental permission.

Bring the completed matrix to an Ogenus shortlist discussion. Ask which candidates have matching evidence periods, what remains unquoted and who can answer each unresolved permission or operating question before you commit funds.
