The 36-minute target does not establish your whole journey
Treat the Antalya–Alanya motorway headline as a project target, then assess your actual origin, destination and travel date separately. A property decision needs the journey to the exact building entrance, including access roads, waits and the final local leg.
KGM's groundbreaking announcement describes a future 36-minute travel-time target when the motorway is completed. It does not establish a measured airport-to-property journey.
For a home you intend to use before any future road becomes available, build the decision around a route confirmed usable for your travel date. Keep a proposed motorway scenario alongside it, with assumptions visibly marked. Do not blend future access into an observed transfer time or use it to justify an unsupported property-price premium.
Published lengths describe different document scopes
KGM's project page describes 84 km of main motorway and 38 km of connection roads, totalling 122 km. Its corridor runs from Serik Junction through Serik and Manavgat to the western Alanya junction north of Konaklı. The page describes construction as continuing.
The September 2025 nontechnical summary explicitly reports an April 2025 design comprising 84 km of main motorway and 33.8 km of access roads, totalling 117.8 km. This is a historical document description, not confirmation of the latest approved alignment.
The project company's overview publishes design speeds of 140 km/h for the main motorway and 110 km/h for connecting roads. These are design values, not posted limits or observed driving speeds.
Preserve each document's date and scope when comparing figures. Neither total tells you which entrance would serve a particular apartment or how you would reach it. Ask for the current applicable junction and connection-road records before drawing a property-specific route.
Matching arithmetic cannot prove the target's endpoints
The identity 84 km ÷ 140 km/h × 60 minutes/hour = 36 minutes assumes constant travel at the stated design speed over the entire main-road distance. It does not prove the announcement's intended endpoints or an attainable journey time.
Do not insert that result into a transfer quotation as an observed motorway leg. A usable journey assessment needs evidence for the roads available, permitted operation and conditions applying to the actual trip. Record terminal exit, vehicle collection, waiting, parking and walking separately where relevant; a driving-only estimate will otherwise conceal them.
Build a blank journey sheet for each candidate home
Start a separate sheet for each route and direction. Enter the exact origin, airport terminal if relevant, destination entrance, intended travel date, departure period, passenger needs, luggage and vehicle class. Adapt the rows to the actual route, including local roads where appropriate; mark a motorway leg “not applicable” only when the route excludes it. Record durations and waits in minutes, distinguishing elapsed durations from clock times. For each cost, record whether it covers one passenger or the whole vehicle and a one-way or return journey. Keep different currencies separate unless you record the conversion rate, its direction, date and source. Mark the scenario as currently usable or proposed. Leave unresolved entries as “unknown”; missing time or cost is not zero.
| Journey leg | Exact endpoints | Evidence and date | Timing: observed or assumed | Waits included? | Cost, currency and vehicle class | Usable-route confirmation or unknown |
|---|---|---|---|---|---|---|
| Origin to entry | ___ | ___ | ___ | ___ | ___ | ___ |
| Entry and connection road | ___ | ___ | ___ | ___ | ___ | ___ |
| Main motorway | ___ | ___ | ___ | ___ | ___ | ___ |
| Exit and connection road | ___ | ___ | ___ | ___ | ___ | ___ |
| Exit area to unit entrance | ___ | ___ | ___ | ___ | ___ | ___ |
| Parking, unloading and walking | ___ | ___ | ___ | ___ | ___ | ___ |
For an observed trip, save departure and arrival records and note the day, conditions and stops. For an assumption, identify who supplied it and what remains untested. Use consistent timing boundaries so entry queues or connection roads are neither omitted nor counted twice.
Request a dated transfer quote with the exact endpoints, currency, vehicle class, waiting terms and included charges. If a whole-trip quote includes individual charges, do not add those charges again. Keep unquoted items unresolved. Do not substitute a tender parameter for a confirmed applicable user tariff.
Compare access against the journey you actually need
Repeat the exercise for the return trip and for the household's important travel periods. Ask whether the evidence covers a late arrival, an early departure or the mobility needs of the person using the home. A route drawing alone cannot answer those questions.
Hypothetical example: a buyer compares a home marketed for future motorway access with another home whose present transfer has been tested. The first home's local connection remains unconfirmed. The buyer rejects it for immediate use because that unresolved leg conflicts with their arrival needs, without concluding that the neighbourhood is generally unsuitable.
Keep wider market evidence separate using Alanya Property Outlook: Compare Evidence Before Buying Alanya Property Outlook: Compare Evidence Before Buying. A transport scenario is an input to a home-use decision, not evidence of appreciation or resale liquidity.
Check a nearby parcel against current applicable records
For a property near the corridor, record its exact parcel identifiers and ask a qualified professional to compare them with the current approved alignment and relevant property records. Ask which document version applies, whether any recorded measure affects the parcel, and what further official evidence is needed.
A planning map does not establish clear title, compensation rights or a response deadline. If a notice exists, provide the complete notice and delivery details for advice on that specific file. Use How to Check a Turkish Tapu Before Buying in Alanya How to Check a Turkish Tapu Before Buying in Alanya to organise the separate title enquiry.
Prepare a folder containing the candidate address, journey sheets, dated quotes, route documents and unresolved questions. In an enquiry to Ogenus, ask which exact entrance serves the listing, what dated evidence supports the advertised access, and which missing documents can be supplied for your independent review.
